Our clients include departments of transportation, housing authorities and city and county agencies. Currently, OPC is expanding its services, and we have opportunities available for Relocation Specialist in Southern California.

The Relocation Specialist performs basic right of way (ROW) project tasks for the temporary or permanent relocation of residential owners and tenants affected by public and private projects, in accordance with applicable local, state, and federal laws, codes, and regulations and serves as a representative of clients who have contracted with OPC to perform relocation project tasks. OPC will train you to prepare relocation project documents, assist residents with their relocation, and do thorough property inspections.

Required Qualifications:

• GED or High School Diploma
• Two years of full-time work experience -OR- an Associate degree
• Desire to learn basic ROW residential/tenant relocation tasks and processes, and the applicable local, state, and federal regulations
• Enjoys working with people

Essential Job Functions:

• Performs all project tasks promptly, efficiently and on schedule.
• Records in the timesheet daily and accurately, the time spent on each project and the corresponding brief memo.
• Performs effectively in a remote work environment.
• Communicates clearly, accurately, and timely in writing and verbally, with affected residents, project managers and project teams.
• Handles multiple relocation cases for multiple projects effectively and efficiently.
• Prepares accurate project documents.
• Meets in-person as necessary with residents who are being relocated.
• Interviews residents who are being relocated to collect critical information and to establish relocation needs including special requirements.
• Provides clear explanation to the resident about the relocation process, eligibility for benefits, and project documents.
• Prepares and delivers all necessary documents to residents in a timely manner.
• Assists in the search for, and conducts the inspection of, the replacement dwelling to confirm it is Decent, Safe and Sanitary.
• Coordinates the move and works with property managers, movers, and residents.
• Processes claims submitted by the resident that are accurate and timely and tracks them from client approval through issuance of benefits.
• Maintains complete, up to date, and accurate case files in SharePoint, pursuant to OPC and project specific requirements, including case journal and applicable fields.
• Submits case files to the project manager in a timely manner each month for review and/or as required.
• Closes case files promptly and as required in an accurate manner.
• Travels to and works at project sites as required and directed.
• Must have the ability to work safely in a field and office setting. Office setting includes remote/home office, OPC office, and field settings as required.
• Other duties as assigned.

Knowledge, Skills, and Abilities:

• Proficiency in MS Office 365 (Word, Excel, Outlook, Teams)
• Highly organized with ability to manage multiple project components simultaneously

Desired Qualifications:

• Bilingual, particularly in Spanish
• Bachelors degree from an accredited college or university
• Desire to learn about the Real Estate industry

Personal Vehicle Use for OPC Business:

Access to a personal vehicle is required to conduct regular business activities on a day-to-day basis for OPC. Vehicle Requirements:

• Possess a valid Drivers License.
• Vehicle is covered by liability insurance for the minimum amount prescribed by State law.
• Be able to show evidence of auto liability insurance coverage while operating the vehicle on OPC business.
• The vehicle must be adequate for the work to be performed.
• Vehicle must be equipped with seat belts in operating condition.
• Employee responsible to maintain vehicle in a safe mechanical condition, as required by law.
