NYCEDC's Real Estate Transaction Services Department (RETS): The RETS departmentis the City's primary department for financial analysis, structuring, and the execution of real estate and economic development transactions. RETS promotes economic development and neighborhood revitalization by leveraging City-owned real estate and partnerships with the private sector.

Your Role: As the Assistant Vice President (AVP), you will work on projects crucial to implementing New York City's economic development goals. The AVP will work on a range of projects, including land sales, leases, or feasibility analysis and may be responsible for overseeing team members from multiple EDC departments. The AVP will be responsible for producing financial analysis, developing deal structures, and/or negotiating the terms of City's participation in real estate development and other projects originated in the group, other groups within NYCEDC, the Office of the Deputy Mayor for Housing & Economic Development and other City agencies and offices.

Responsibilities:
  • Administer several real estate or economic development transactions
  • Draft requests for proposals and prepare site development and project feasibility analyses
  • Build and maintain detailed financial models of development projects
  • Analyze and present findings and recommendations to project teams and senior staff in written and verbal form and brief senior officials of NYCEDC and other City agencies on the project status
  • Assist in negotiating contracts of sale, leases, and other contracts
  • Foster and manage relationships with real estate developers, attorneys, urban planners, consultants, elected officials and community stakeholders
  • Collaborate with colleagues in other departments in NYCEDC, such as Legal, Planning, Government & Community Relations and Development
  • Serve as a mentor to approximately 1-3 staff members.

Qualifications:
  • Master's Degree or equivalent in business, real estate, housing finance, public policy, urban planning or law
  • Minimum of 5 years of experience in relevant field (Finance, Real Estate, Development, Public Policy, Urban Planning, City or State agency)
  • Proven strength in use of spreadsheet, database, and presentation applications including Excel and PowerPoint
  • Strong project management skills
  • Strong interpersonal skills
  • Strong written and oral communication skills, including public speaking
  • Ability to prioritize competing needs and opportunities
  • Understanding of economic development issues
  • Familiarity with NYC government
  • Ability to be a self-starter who works well in a team-based environment with limited oversight
  • Demonstrated ability to work independently, lead project team on complex transactions, supervise/manage
  • Possess a strong sense of professional judgment and ability to solve problems creatively
  • New York City residence is required within 180 days

Qualifications:
  • MBA, MPA, or graduate degree strongly preferred
  • 9-15+ years of relevant work experience (e.g., 3-5 years with a top-tier management or innovation/design consulting firm, or strategic planning experience in a demanding analytic environment)
  • Considered a subject matter expert in sustainability (direct work experience in energy, sustainability, climate adaptation, or resiliency required)
  • Knowledge of current industry trends
  • Team management and experience developing and mentoring junior-level staff
  • Demonstrated interest or experience in economic development and/or public policy issues
  • Strong demonstrated written and oral communications and presentation skills
  • Strong quantitative and problem-solving skills, comfort building financial models and conducting ROI analysis, and skill working with data sets
  • Ability to look strategically at the big picture and search for insightful, creative solutions
  • Comfort interfacing with senior officials and business leaders
  • Ability to prioritize among competing needs and opportunities and manage multiple projects at the same time
  • Extensive project management experience; ability to set up the problem, manage projects against tight timelines and proactive and collaborative style that works well in teams
  • Demonstrated ability to resolve conflicts of interests and develop productive working relationships with external and internal parties
  • Enterprising and resourceful, organized and results oriented
  • New York City residence is required within 180 days of hire
