Position: Full Time/Hybrid

THE POSITION

Reporting to the Director of Asset Management, Essential Housing, the Asset Manager is our main liaison between ownership and 3rd party property management. The primary objective of this role is to manage all operational aspects of the portfolios assets, drive excellence in asset performance and business plan execution. The Essential Housing Portfolio consists of over 2,800 affordable housing units located across the United States.

What You Can Expect To Do

  • Work independently to drive asset performance, generate and execute strategic asset plans; strategically manage property cash flow and cash reserves to maximize coverage of owner and investor distributions, larger periodic expense needs, and major repair and maintenance capital improvements.
  • Develop a thorough understanding of each property and its challenges, assess implementation of strategic initiatives, assess operational and management performance, and identify opportunities for improvement.
  • Coordinate and manage strategic capital improvement plans carried out by general contractors and third-party vendors.
  • Forge strong relationships with operating partners to proactively work through challenges and communicate concerns up internal and external chains of command when expectations are not being met.
  • Analyze and ensure the integrity of monthly and quarterly property-level financial statements vs. budget or proforma.
  • Play an active role in the creation of annual operating and capital budgets.
  • With the support of our Compliance team, monitor compliance requirements and deadlines across multiple government agencies and programs.
  • Coordinate communications and manage requests from investors, lenders, governmental agencies, and other stakeholders.
  • Support our Acquisitions team with ad-hoc due diligence items as needed. Be involved in operational, capital improvement, and P&L due diligence during acquisitions process to ensure smooth transition post-closing.
  • Support our Construction Services team with ad-hoc coordination and communication as needed.
  • Conduct frequent physical inspections of each asset and its competitive market in the portfolio.

What You Should Have

  • Bachelors degree required, preferably in Business, Finance, Real Estate, or related fields
  • 5+ years of experience with asset management, real estate finance, and affordable housing
  • Operational experience managing equity investments in essential housing
  • Ambition, a strong desire to learn, to achieve, a history of career advancement
  • Organizational skills; the ability to manage your time, focus and communicate with clarity
  • A sense of urgency, an internal clock that helps you move with purpose
  • Proficiency in Microsoft Excel and Word
  • The ability to travel as needed
